We are also investors, and can help you get a cash offer for your home. Should you wish to sell us your property, we do not outright purchase the property; rather, we attain the right to assign the contract through an equitable title to an end investor of our choice. In this case, you would not be responsible for our commission. We obtain a success/assignment fee from our end buyer.

Listing Property
With RD Ledogar Real Estate, you have a choice as to the method we use to list your property and how much representation you desire. I am a licensed real estate Broker in the states of Massachusetts, New Hampshire, and New York
- MLS listed only—no personal representation. Flat fee to enter into MLS, you will be responsible for responding to inquiries, showing the property, and handling offers. MLS entry fee $1500.00 up front, non-refundable.
- Limited representation: The home will be listed on MLS and will be an exclusive right to sell listing with a 6-month minimum agreement. I will market the home, use your photos, be available to speak to real estate agents with buyers, and assist with analyzing offers. Fee: 1% of the gross sales price payable at closing.
- Full representation with all marketing, professional photos, open houses, MLS, and web marketing, and handling all incoming calls, showings, and offers. Minimum 6 months exclusive right to sell listing agreement.Fee: 3% of the gross sales price payable at closing.
Due to the recent lawsuits against NAR, the sellers are no longer required to offer buyer agent compensation through MLS. I am not a member of NAR, but I adhere to all ethical and legal requirements. RD Ledogar Real Estate does not split commissions with buyer agents, even if you are willing to pay. I am not allowed to assist in negotiating fees for other agents; this must be part of an offer package.
Downsizing and Auctions
We have affiliations with Cleanout and Auction companies. Any payment for these services is paid directly to the company. RD Ledogar Real Estate does not benefit financially from the association with the company.
